The fourth largest nickel producer in the world, Xstrata, was looking for a signature building project to demonstrate its environmental leadership.

The LEED® Gold certification of its Nickel Rim South project—which included modular construction of a critical operations center, locker and shower area for 350 employees, industrial clothes drying facility and two-storey administration building—was a first for both Xstrata and NRB and most likely the modular construction industry overall.

The project earned a LEED durable building credit, exceeded the maximum recycled content requirement by 11 per cent and achieved top marks in water efficiency, energy consumption, and innovation and design.

But being environmentally friendly wasn’t the only priority. By constructing the building in three phases off site, Xstrata had fully commissioned buildings in less than half the time of conventional construction and avoided unnecessary activity on a busy, space-constrained mine site.
